For this compact yet complex project, Creative Space served as broker, developer, general partner, and executive architect, working with a range of partners including our joint venture partner Redcar Properties and our anchor tenant Blue Bottle Coffee. The mid-block complex, located on N Fairfax between Melrose and Willoughby in West Hollywood, was conceived as an adaptive reuse redevelopment of a former auto repair facility across two separate structures one with ground floor retail and second floor office space fully leased to Warner Music Group, the other as a freestanding structure pre-leased to Blue Bottle Coffee.
We worked closely with our partners and lender to acquire the property and, as a result of securing Blue Bottle Coffee prior to closing escrow, were able to finance the project and secure additional tenants including Aesop, Base Coat and Warner Music Group prior to completion of construction. We undertook complex site management with a variety of engineers, land use consultants, neighboring property owners and related city departments. Creative Space was also tasked to handle post-occupancy tenant needs, and faced and solved a number of climate control, parking, and acoustic-related challenges. According to all metrics, the project is currently performing successfully, and offers a little moment of quiet rest amidst a busy and vibrant mid-city thoroughfare.
